Nick Baker Architects were appointed to refurbish and reconfigure a Grade II Listed semi-detached property overlooking Clapham Common within the Clapham Common Conservation Area.
The proposals were developed through both planning permission and listed building consent and transform the building into a 20-bedroom House in Multiple Occupation (HMO) with improved communal facilities and upgraded services.
Street Elevation at Clapham North
The building retains a number of significant historic features, including original joinery, decorative cornicing, fireplaces, and sash windows. The design adopts a conservation-led approach, maintaining the proportions and character of the building while improving the quality and efficiency of the internal arrangement.
The layout is reorganised to introduce additional ensuite bedrooms and shared kitchen and living spaces. Bathrooms are integrated as carefully positioned interventions, allowing modern requirements to be accommodated while preserving the existing fabric. Circulation is retained and clarified, with communal spaces distributed to improve usability and access to natural light.

Front Elevation
A programme of restoration works is undertaken throughout the building, including the refurbishment of windows and internal detailing. Upgraded glazing and coordinated services improve comfort and performance while remaining sensitive to the listed structure.
The completed scheme delivers a refined co-living environment that balances the retention of historic character with improved residential quality and shared living provision.
